Bradenton
A mix of mid-20th-century homes near the historic downtown and newer developments to the east; the nearby Manatee River exposes many facades to constant humidity.
Palmetto
Our home base. A riverside town north of the Manatee River, with historic early-20th-century homes downtown and newer single-family communities on the outskirts.
Sarasota
A mix of mid-rise condos near the coast and established mid-century neighborhoods. Proximity to the Gulf means greater exposure to salt and direct sun on exteriors.
Lakewood Ranch
A fast-growing planned community dating from the late 1990s. Mostly relatively recent single-family homes with stucco exteriors and active HOAs.
Parrish
One of the fastest-growing areas in the county, with new residential developments and recent construction; many properties still under builder warranty.
Longboat Key
A narrow barrier island on the Gulf of Mexico, with high-value condos and homes. Constant salt and sea-wind exposure calls for more resistant coatings than average.
Anna Maria Island
A coastal island with "Old Florida" style homes, many elevated on pilings. Humidity and salt in the air wear down exterior paint faster than further inland.
St. Petersburg
The largest, densest city in the area, with historic early-20th-century bungalows alongside more modern commercial and multifamily buildings.
Venice
A planned street layout from the 1920s, with many Mediterranean-style homes and stucco exteriors, plus newer retirement communities toward the east side of town.
Ellenton
A suburban area near the Manatee River and the I-75 corridor, with a mix of single-family homes and industrial or storage buildings.
